RESIDENTIAL ADDITION
APPLICATION DOCUMENT:
- Complete the application and submit applicable fees payable to Village of Mahomet attention to the Community Development Department with all required information, and attachments.
- Provide a complete set of plans drawn to scale (PDF or hard copy size 11” X 17” prints), which should include
- When applicable approved water/sewer permits must be included with the building permit application before the permit can be processed.

SITE PLANS:
- Must include the following:
- Layout of proposed project.
- Lot lines, setbacks, and location of where the sump pump line discharge will be deposited. (i.e. swale, ditch, retention basin, stream, creek, or storm sewer)
- Distance to property lines.
- Distance to other structures on the property.
- If the addition will involve the driveway show the connection the street and if there is a curb cut planned.
- Show erosion controls to be utilized.
- You can obtain an aerial view of your property from the Champaign County GIS Consortium website or the Tax Assessor website.
BUILDING PLANS:
- Floor plan that includes all levels. (2nd Floor if applicable)
- Show the type of floor joists being use I.e., structural lumber with species and grade, I-Joists.
- Basement ceiling must be drywalled if using I-Joists.
- Show any electrical and/or plumbing within the structure.
- Height of structure.
- Type of structure. (i.e. Bedroom, Sunroom, Family Room, etc.)
- Elevations of the addition - front/side/rear.
- Wall cross sections to include:
- The footer size and width.
- Basement wall height and thickness.
- Wall stud size and spacing.
- Roof connection and components.
- Wall bracing method, location, and size of wood structural panels.
- Basement stairs must be protected by drywall.
- Glazing schedule.
- If the addition involves a basement expansion a Radon mitigation system is required if there is not one already installed.
- A complete list of any other pertinent building details.
PLAN REVISIONS:
- Revisions during construction need to be sent as soon as possible to be reviewed and added to approved plans.
PROPERTY OWNER and/or CONTRACTOR RESPONSIBILITIES:
- Zoning requirements. All applicable zoning requirements must be met
- Building code requirements. All residential construction should conform to the 2015 International Residential Code and adopted amendments.
- HOA / POA approval. If the subject property has subdivision covenants that require Architectural Review Committee approval, please obtain approval as needed or required per the subdivision requirements
- Fee. Permit review fee must be paid in full at the time of application; nonpayment or incomplete information will delay application review. Failure to obtain a permit will result in a double charge fee.
- Application review / permit issuance. Email confirmation will be sent to confirm receipt of the submitted application and an additional email will be sent when the application review is complete. Emails for approved applications will include instructions on require inspections and any other pertinent information. Typical review time 2-3 business days but is dependent on the workload at the time. The permit will be issued at the stake-out inspection.
- Inspection scheduling. Please contact the Community Development Department at least two (2) business days in advance to schedule an inspection. Same day and next day inspections may not available.
- Stake-out inspection. It is the responsibility of the contractor (or property owner) to locate property pins and expose the pins prior to the stake-out inspection. Lot vegetation (grass/weeds) must be mowed down to a height of no more than 8” prior to the stake-out inspection.
- Contractor vehicles. Maintain proper parking of all contractors / sub-contractor’s vehicles to always assure emergency vehicle access to the site and surrounding areas.
- Dumpsters. Empty dumpsters regularly. No dumpsters are to be places in the street or over public sidewalks. The permit holder is responsible for any damage to public improvements or property resulting from dumpster placement.
- Material storage. Contain all construction materials on the subject lot. Any dumping onto adjacent lots or in the right of way may result in fines. Exception: If the builder owns the adjacent lot or has permission from the adjacent property owner to use the adjacent lot, proof of that permission must be provided.
- Building site maintenance. The entire building site always kept in a maintainable state throughout the building process. This includes, but is not limited to, the following:
- Site vegetation (weeds or grass) must be kept at 16" or lower.
- Streets and sidewalks must be cleared DAILY of mud clods, rock, etc.
- Install and maintain erosion controls on the private property side of the sidewalk. Install and maintain silt fence as needed to protect swales and neighboring lots.
- Permit expiration. All work must be completed within 6 months from the permit approval date. Any incurred fines must be paid before the occupancy inspection.
- Violations. Properties found to have zoning violations could result in delay in application review, approval, or permit issuance.
