NEW CONSTRUCTION 1 & 2 FAMILY RESIDENCE


 APPLICATION DOCUMENTS

  1. Complete the application linked below and submit all fees payable to the Village of Mahomet to the Community Development Department with all required information, attachments, and review fee.
    1. Concurrently submit Mahomet Public Water District applications also linked below and fees.
  2. Provide a complete set of plans drawn to scale. (PDF or hard copy size 11” X 17” prints)
  3. You can obtain an aerial view of your property from the Champaign County GIS Consortium website or the Tax Assessor website.

SITE PLANS

  1. Must include the following:
    1. Layout of proposed project in relation to the lot lines, sidewalks and curbs.
    2. Setbacks
      1. Front
      2. Sides 
      3. Rear
    3. Distance to property lines.
    4. Locations and dimensions for all easements.
    5. Sump pump discharge location. (i.e. provided drain line, contained on site or daylighted.)
    6. The width of driveway and approach. 
      1. Indicate if there is a curb cut planned. 
    7. Show erosion controls to be utilized. 

BUILDING PLANS:

  1. Elevations of the building - front/side/rear.
    1. With height of structure indicated.
  2. Floor plans for all levels.
    1. Show the type of floor joists being use I.e., structural lumber with species and grade, I-Joists.
    2. Basement ceiling must be drywalled if using I-Joists.
  3. Wall cross sections to include:
    1. The footer size and width.
    2. Basement wall height and thickness.
    3. Wall stud size and spacing.
    4. Roof connection and components.
  4. Wall bracing method, location, and size of wood structural panels.
  5. Glazing schedule.
  6. Radon system location and type.
  7. A complete list of any other pertinent building details.

 

PLAN REVISIONS:

  1. Revisions during construction need to be sent as soon as possible for review and if approved added to approved building plans.

 PROPERTY OWNER and/or CONTRACTOR RESPONSIBILITIES: 

  1. Zoning requirements. All applicable zoning requirements must be met
  2. Building code requirements. All residential construction should conform to the 2015 International Residential Code and adopted amendments.
  3. HOA / POA approval. If the subject property has subdivision covenants that require Architectural Review Committee approval, please obtain approval as needed or required per the subdivision requirements
  4. Fee. All fees must be paid in full at the time of application; nonpayment or incomplete information will delay application review. Failure to obtain a permit will result in a double charge fee.
  5. Permit expiration. All work must be completed within 6 months from the permit approval date. Any incurred fines must be paid before the occupancy inspection.
  6. Violations. Properties found to have zoning violations could result in delay in application review, approval, or permit issuance.

 CONSTRUCTION: EROSION CONTROLS are to be in place an maintained through out construction.

  1. Application review / permit issuance.
    1. Email confirmation will be sent to confirm receipt of the submitted application
    2. An email will be sent when the application review is complete.
      1. Email for approved applications will include instructions on require inspections and any other pertinent information. Application must be approved, by the Community Development Department prior to beginning any construction work.
      2. Email for denials will include the denial reasons and requirements to for resubmittal.
    3. Typical review time 2-3 business days but is dependent on the workload at the time.
    4. The permit will be issued at the stake-out inspection.
  2. Inspection scheduling. Please contact the Community Development Department at least two (2) business days in advance to schedule an inspection. Next day inspections may not available.
    1. Stake-out inspection. It is the responsibility of the contractor (or property owner) to locate and expose the property pins prior to the stake-out inspection.
      1. Lot vegetation (grass/weeds) must be mowed down to a height of no more than 6” prior to the stake-out inspection.
      2. The Village of Mahomet reserves the right to require surveyor verification.
    2. Footer Inspection. Clear path around the jobsite with a path down to the footer.
    3. Foundation Inspection. All vertical steel reinforcement bars are to be tied in place at the top of the wall at the time of inspection.
    4. Framing and Rough In. 
    5. Approach.
    6. *NEW* June 1, 2021 Temporary Occupancy. $150.00 fee must be paid for prior to the inspection. Erosion controls must be in place at the time of the inspection and maintained until sod and/or seeding has been completed. In months that grass and seed cannot be established this fee could be waived.
    7. Occupancy. For full occupancy to be granted, finish grade must meet requirements as set by the zoning  ordinance.
  1. Contractor vehicles. Maintain proper parking of all contractors / sub-contractor’s vehicles to always assure emergency vehicle access to the site and surrounding areas. 
    1. Construction trailers being left at the job site MUST be parked on the parkway or on the site. Any trailers left in the street are subject to removal and impounding.
  2. Dumpsters. Empty dumpsters regularly. No dumpsters are to be places in the street or over public sidewalks. The permit holder is responsible for any damage to public improvements or property resulting from dumpster placement.
  3. Material storage. Contain all construction materials on the subject lot. Any dumping onto adjacent lots may result in fines. Exception: If the builder owns the adjacent lot or has permission from the adjacent property owner to use the adjacent lot, proof of that permission must be provided.
  4. Building site maintenance. The building site is subject to periodic inspection. This includes, but is not limited to, the following:
    1. Site vegetation (weeds or grass) must be kept at 16" or lower.
    2. Streets and sidewalks must be cleared DAILY of mud clods, rock, etc.
    3. Install and maintain construction drive with 2" or larger rock, geotextile underneath.
    4. Install and maintain erosion controls
      1. On the private property side of the sidewalk.
      2. Silt fence as needed to protect swales and neighboring lots.
      3. Siltation area along the property side of the sidewalk 3" down  & 4' wide.

APPLICATIONS
